2018 December - Our new home

In December 2018 a new builder started building our future home. This time we had decided on a qualified civil engineer as a contractor in the hope that our many negative experiences with the previous builders would not occur this time ... especially since he had very good references ... As was shown during the construction process this hope was not entirely unjustified, but there were still quite a few incomprehensible problems with the master builder ... but more on that later.

According to the contract, the house had to be ready by our move, which was scheduled for the beginning of August 2019 ... unfortunately it did not work ... when we arrived the house and everything around it was still a big construction site ... :-( The whole thing was only finished at the end of September, after our furniture had already arrived from Germany and we had to move into the construction site with anger in our stomachs ... :-( The main reasons for these delays were that the good builder kept interrupting the construction site and the craftsmen on other construction sites has used, despite a significant contractual penalty in the contract!

Since the house was supposed to be a little higher than the rest of the property, a small wall was first built on three sides so that the ground would not be washed away by the rain later. Then the construction process was as always, i.e. creating the solid foundations and the stud frame, concreting the foundation and the floor slab and so on. When the foundations were being erected, the obligatory inauguration with offerings by a shaman took place on a selected day. It didn't help for the construction project, but we hope for the time after that ... ;-)

Because of problems with cracks in the walls of another building, above a peripheral ring beam was concreted for this house. Today we know that this measure helped ...

Incidentally, the construction of the roof alone took more than 3 months ...

The electrician complained that the electrical installation was so extensive, more like in a factory than in a house ... :-) We had the impression that there is no calculation here, but everything is somehow based on experience ... That is certainly not bad either, but every now and then that's not enough .. it was just the same with the electrical installation ...

The pavilion at the house was also built from June to September. It lies a little deeper in the shade of the large mango trees, where it is often pleasantly cool ...

The first big unpleasant surprise we experienced when tiling the terrace with the terracotta tiles we had selected: when cleaning the terrace we noticed that a more than 3 centimeter deep "lake" formed in the middle, the surface was concave and had none slope ... GRRRRRRR So the builder had to tear out the whole 50 square meters of the terrace and put it again ...

When we arrived in Thaliand on August 11, 2019, the next surprise came straight away: the interior doors we had selected had been installed and half of the doors had to be opened (!!!) by pushing the door handle upwards (!!!) ... And the construction engineer then wanted to convince us that this was the right thing to do ... although we had written to him about the left and right hinges of the doors and the differences in door handles ... The reason may be that door handles are unusual here in Thailand and round doorknobs are used...

The next unpleasant surprise was the granite floor in the living room: different tiles had been laid, the tiles had edges in many places and the floor was stained in several places ... :-( .. simply not properly laid. Why that the tiler did not notice the differences in the tiles, will remain his secret forever ...

The floor was then sanded and polished again, but the result is still unsatisfactory ... only our construction engineer can no longer be seen despite repeated inquiries, although he would actually still get money ... The removal of the defects is simply more expensive than the change ... :-(

In addition to a large number of other defects, the improper laying of the 150 square meter terracotta tiles should only be pointed out. We had bought rounded tile edges for the edges, which the tiler laid far overhanging in many places. If you stepped on the edge, the tile broke ... Repaired with patchwork ... :-(

We want to end this long list of deficiencies, which is unfortunate for us, you can only counter such things here with "mai pen rai", otherwise you will get sick ...

And if we don't look so closely, it has become a beautiful home and we feel comfortable in it ... :-)
